CLSS Scheme FAQ

CREDIT LINKED SUBSIDY SCHEME

 

 

 

Salient features of the scheme are:

Purpose

For purchase (including resale cases) /construction of the dwelling unit

 (The date of approval of  initial loan taken is on /or after 17th June 15 )

Applicability:

This is applicable to all new & under process applications with immediate effect

(Loans approved & disbursed after 17th June 16 can also be covered provided they are meeting scheme guidelines)

Type of Home loan

Fixed & Variable rate home loans are covered under this scheme

Subsidy amount

  1. Interest subsidy of 6.5% up to a loan amount of Rs 6 lacs for a maximum of 15 yr term
  2. Subsidy will be available on one property /family & husband and wife can’t avail subsidy even if they buy two properties
  3. Subsidy will be calculated for a term of 15 yr from date of first disbursement. for Partly disbursed cases , subsidy will be calculated on each disbursement separately to capped for Rs 6 lacs,

Process of claiming subsidy & adjustment

  1. The Bank will send a list of such eligible cases to NHB for claiming subsidy
  2. On receipt of subsidy amount, the same will be adjusted against the principle amount and EMI will be reduced proportionately.

Term of the Loan:  

Loan term up to 30 yrs can be offered as per the current norms of the Banks.

Maximum Loan amount

  1. As per the eligibility of customer repayment capacity & LCR/LTV norms
  2. However subsidy will be capped on Rs 6 lacs

Cost of the property:

No restriction on the cost.

Property Area

For Purchase /Construction cases

Carpet Area* should not exceed 60 sqm (carpet) for LIG category & 30 sqm for EWS category

 

Family Income (i.e. appraised income for the file)

For EWS category-     Rs 300000 per annum & carpet area should not exceed 30 sqm

For LIG category-       Rs 300001-600000 per annum & carpet area should not exceed 60 sqm

(An undertaking from eligible customers to be taken as per the annex 1 -draft to be approved by legal)

Family:

Family mean Husband-wife & unmarried sons & daughters as classified by Ministry of housing & urban poverty alleviation)

No of property:

This scheme is applicable for customers, who are buying their first property. The family should not own any pucca house in their name on the date of disbursement. This subsidy is applicable for the first unit only

Owner/co-owner of the property:

It is mandatory to have a women owner/co-owner of the property

Prepayment Charges:

As per the current policy of the Banks.
